Terms & Conditions of Booking

1. Agreement
Absolutely Norfolk Holidays arranges short term holiday rentals as advertised on our website (www.absolutelynorfolkholidays.com) by means of marketing and liaising with guests. Upon making a booking, you are entering into a contract with yourself (the hirer) and the legal owner of the property for which you have booked and therefor subsequently bound to the terms of this agreement. The booking is subject to these terms and conditions which are governed by English law.

2. Booking & Payment
All bookings made that are subject to a 20% deposit, which will be requested at the initial booking stage via our website or telephone call. The total balance will be due in full before 8 weeks prior to the starting date of your holiday. If the booking is made within 8 weeks of the starting date of your holiday, then the full amount for the booking will be due at time of booking. All bookings will be subject to a £30 booking fee which is non refundable. If a failure to pay the full balance occurs prior to 8 weeks before the starting date of your booking then Absolutely Norfolk Holidays will cancel the booked period for that particular property and the deposit will be forfeited. Any bookings and payments to Absolutely Norfolk Holidays will be acknowledged via email once the booking and payment process has been completed. Please check any correspondence from Absolutely Norfolk Holidays immediately in case of and discrepancies. Payments are only accepted as Bank Transfer (details given at checkout stage) or via Stripe Online Payments (shown at checkout)
Where possible, Absolutely Norfolk Holidays will endeavour the change your rental period if requested but is under no obligation to do so. Any changes made will incur a £35 administration fee and any sums due in respect of the lettings cost for the newly selected period or property.

3. Accidental Damage Waiver
Our properties operate a damage waiver scheme. The scheme covers the costs of making good any loss or damage to the property and/or its contents caused through act or omission during the period of Hire by you or any of your guests up to the value of the £150 . Where any such damage caused exceeds this amount, you agree to pay to Absolutely Norfolk Holidays acting on behalf of the Owner, upon written demand, any reasonable costs incurred in making good any such loss or damage above the predetermined amount. The scheme is not available on breaks longer than 14 nights. In those cases you will be required to pay a security deposit. The scheme is not travel insurance and we strongly advise you to take out your own travel insurance.

4. Cancellations
It is the responsibility of the hirer to inform Absolutely Norfolk Holidays immediately of any intended cancellation via email or telephone and such cancellation shall not be effective until acknowledged by Absolutely Norfolk Holidays. A cancellation charge will be payable based on the number of weeks a cancellation has occurred prior to the rental period that is booked
4 weeks or less – 100% of the booking fee
8 weeks or less – 50% of the booking fee
>8 weeks – Full deposit
Booking fee of £30 for all properties is non refundable
We strongly advise that holiday/travel insurance is taken out for any holiday that is booked.
In the unlikely event of Owner cancellation Absolutely Norfolk Holidays will endeavour to find a suitable alternative property or transfer the booking to a later date. If a new date or different property cannot be sourced the hire cost will be fully refundable to the Hirer.

5. Rental Period
Rental period with Absolutely Norfolk Holidays will commence at 4pm (1600hrs) on the starting date of your booked period and will end at 10am (1000hrs) on the end date of your booked period. During certain times of the year, this can be extended upon approval of the legal owner of the selected property and housekeeping staff. If your stay extends beyond the agreed period (unless approved by the legal property owner) then the relevant additional daily rates can be applied.

6. Hirer’s Responsibilities
You are agreeing that any guests on the booking confirmation is to keep the property you have selected and its contents in the same condition and repair as found on your arrival.
The property must be left in a clean and tidy condition with all contents within the property to be returned to its original positions before it is vacated.
All damages/breakages must be reported as soon as they occur to the Owner/Absolutely Norfolk Holidays. Absolutely Norfolk Holidays reserves the right to charge for any significant damage/ breakages/extra cleaning which is deemed outside the normal wear and tear, and over and above the Accidental Damage Waiver limit of £150 and Hirers and their guests are deemed jointly and severally liable.
The Hirer is required to read, observe and adhere to the requests and instructions in the individual properties. Personal property is at the guests risk at all times. No responsibility can be accepted for injury, loss or damage to guests or their property. Where items are provided eg high chair and travel cot they are to be used at the Hirers risk. Instructions on use are provided.
The Hirer will not charge any electric vehicles at the property unless the property is advertised as permitting charging. Where EV points are provided/charging permitted (please see the property details for usage requirements). Any additional charges will be advised at the time of booking.
The Hirer must not use the property or allow its use for any dangerous, offensive, excessively noisy, illegal or immoral activities or carry on there any act that may be a nuisance or annoyance to the property neighbours. This would be deemed a serious breach of the Booking Conditions and Absolutely Norfolk Holidays has the right to terminate the Booking with immediate effect in this instance.

7. Maintenance and faults at the Property
Absolutely Norfolk Holidays check the property before all guests arrival but things can happen such as power cuts or heating faults. Please contact the Owner/Absolutely Norfolk Holidays as soon as you believe anything isn’t working so it can be resolved. Please do not attempt to repair anything. The Owner may require access to the property to carry out essential/emergency repairs. When possible the Hirer will be advised as soon as the date and time of any access is known. Naturally the Owner will do their upmost to avoid this situation during your holiday. Please note many of our properties will have regular window cleaner/ gardener attendance. If you want to know if they are coming on your visit please ask the owner before you arrive

8. Occupancy
Under no circumstances should the number of guests staying at the property exceed the listed occupancy as per the property description. This is an extremely important insurance requirement. In addition the number of occupants must not exceed the number of guests as set out on the booking confirmation. Any changes to occupancy must be advised to Absolutely Norfolk Holidays.

9. Keys and Directions
Key and arrival arrangements will be provided by Absolutely Norfolk Holidays to the Hirer during the week prior to the hire period.

10: Dogs
Dogs are welcome in many of our properties (subject to a charge to cover housekeeping costs). The option to bring a pet will be on the booking form for the relevant selected properties with the relevant costs indicated. The Hirer must not exceed the number of dogs permitted at the Property, and where the number is exceeded this may result in immediate termination of the booking. Dogs must be kept under control at all times within the properties. As each property is different please see individual property guides regarding where dogs are allowed within the property and the house policy on unattended dogs. These are available on request or will be advised with the pre arrival information.
Any damage caused by pets must be notified immediately to the Owner, and additional cleaning that is required as a result of these instructions not being followed will result in additional charges such as carpet cleaning. Please clean up after your dog and double check the garden area before you leave. Please dispose of your dog poo bags responsibly in a designated dog poo bin.

10.1 Guests with Allergies Relating to Pets:
Please note that an Assistance Dog may have stayed in a chosen property even though it does not accept pets. The owner may have a pet that occasionally stays with them. The owner/Absolutely Norfolk Holidays do not accept any responsibility or liability for suffering, damages or losses which may occur as a result of such an animal being present. The owner and Absolutely Norfolk Holidays do not guarantee and make no warranty that the property will be completely free of pet hair.

11. Smoking
Please note that smoking or the use of E-cigarettes is strictly not permitted in any properties that are let through Absolutely Norfolk Holidays.

12. Fuel and Electricity
Electricity and gas services are included in the cost of renting all properties with Absolutely Norfolk Holidays. If the property you are staying in has a wood burner please check that fuel is provided as this varies from property to property.

13. Complaints
In the event of a complaint, it must be brought immediately to the attention of the owner/ manager of the rented property within 24 hours of your arrival who will endeavour to rectify the problem as soon as possible, to ensure the continued enjoyment of your holiday. Should this not be possible please contact Absolutely Norfolk Holidays before the end of your period of hire. Complaints cannot be addressed if notified after the hire period.

14. Guest Safety
It is of paramount importance to Absolutely Norfolk Holidays that guests have a safe stay at the property of their choice. It is important that guests make themselves familiar of the layout of the selected property in case of an emergency. Ensure you are familiarised with all locations of fire extinguishers and fire blankets, first aid box and any safety information in the guest welcome folder.
Any concerns about safety should be addressed with the property owner or Absolutely Norfolk Holidays immediately.

15. Property Description.
Absolutely Norfolk Holidays/ Owner take every care to ensure the accuracy of the Property descriptions. All information in marketing material and on the website is given in good faith and is believed to be correct at the time of going to press. Absolutely Norfolk Holidays/ Owner are not responsible for changes beyond their control. Please be aware that if a Property is advertised as having an enclosed garden, this does not necessarily mean a secure garden. It may be enclosed by hedging or open style fencing. The description of a property shows what amenities that property has. If you require specific information about what is and is not available at the property, please contact us before booking.

16.Other
Absolutely Norfolk Holidays will not be held responsible for the quality of mobile phone signal or speed of Wi-Fi/ Broadband in your selected property.
Absolutely Norfolk Holidays will not be held responsible for any building works/road works that may be being carried out in and around the vicinity of your selected property.
